Preparing For A Thunderstorm

7/8/2022 (Permalink)

To prepare for a thunderstorm, you should do the following:

  • Build an emergency kit and make a family communications plan.
  • Remove dead or rotting trees and branches that could fall and cause injury or damage during a severe thunderstorm.
  • Postpone outdoor activities.
  • Remember the 30/30 Lightning Safety Rule: Go indoors if, after seeing lightning, you cannot count to 30 before hearing thunder. Stay indoors for 30 minutes after hearing the last clap of thunder.
  • Secure outdoor objects that could blow away or cause damage.
  • Get inside a home, building or hard top automobile (not a convertible). Although you may be injured if lightning strikes your car, you are much safer inside a vehicle than outside.
  • Remember, rubber-soled shoes and rubber tires provide NO protection from lightning. However, the steel frame of a hard-topped vehicle provides increased protection if you are not touching metal.
  • Shutter windows and secure outside doors. If shutters are not available, close window blinds, shades or curtains.
  • Unplug any electronic equipment before the storm arrives.

Inspect Gutters and Drainage

7/7/2022 (Permalink)

Inspect gutters and drainage

Fallen leaves and other debris in gutters and downspouts can lead to water damage to the exterior and interior walls of a building. Regularly inspect your business’s gutters, downspouts, and drainage system, and remove any debris or buildup. Have gutters professionally cleaned on a regular basis to ensure water is draining properly and away from the building.

Clear your roof

Snow and ice accumulation on your business’s roof can result in weakened roofing materials and create “ice dams,” which prevent melted ice and snow from properly draining. Regularly remove snow and ice from your business’s roof to prevent structural damage. Know your roof’s load-bearing capacity, and periodically check to ensure that snow and ice aren’t accumulating beyond its weight limits.

Locate your shut-off valve

If a pipe breaks, you’ll need to act quickly. That means you should know the location of the main shut-off valve for your building’s water supply. Shutting off the main valve will temporarily cut the flow of water to the building, preventing flooding until you are able to fix the problem.

Office Water Damage Prevention

6/8/2022 (Permalink)

How Can Water Damage In The Office Be Prevented?

Place office supplies and stationery in the appropriate locations.
Keep permeable materials like boxes and paper off the ground. While this may appear to be plain sense, people frequently overlook it, resulting in a disaster. Stationary and paperwork should be stored in higher cabinets so that nothing is lost if the floor floods. It's not a good idea to stack paperwork so near to the ground since water will rise to other papers if it comes into contact with the papers below. Computers and other electronic devices should also be hiked in price. Many offices have a policy of keeping CPUs under their desks.

Demolition Costs

6/8/2022 (Permalink)

The Cost of Demolition and Repairing a Damaged Structure

Many water pipes are hidden under walls, ceilings, floors, and other difficult-to-reach places. When an inside pipe bursts, you may need to demolish a piece of the structure to fix it.

Most property insurance policies, fortunately, cover the expense of ripping out and replacing any component of the structure you remove to repair damage to the plumbing system or an appliance (such as a boiler) from which water or another substance has escaped.

Assume that the supply line for the water fountain is positioned inside a wall in the scenario described above. A piece of the wall must be removed to obtain access to the damaged pipe.

Long-Term Flooding Can Be More Harmful

6/8/2022 (Permalink)

Long-term flooding or moisture is likely to harm most interior finishes and contents, although the following methods may be viable if the flooding is brief and cleanup started quickly. Delay permanent repairs until the building has completely dried out, which could take many weeks.

Subfloors

Subfloor layers of submerged plywood or OSB will most likely separate or swell. To keep the new floor covering from buckling, affected parts must be replaced.
Allow the subflooring to dry thoroughly after removing floor coverings, which may take months without a dehumidifier.
Before installing new flooring, inspect it for warping.

Wooden Flooring

Remove a board carefully every few feet to prevent buckling caused by swelling. Consult a carpenter or flooring professional if the boards are tongue-and-grooved.
Before replacing boards and undertaking repairs, properly clean and dry the floor, which could take weeks.

Commercial Wind and Hail Insurance

1/20/2022 (Permalink)

Protect your business with adequate wind and hail insurance coverage

A destructive storm can hit anywhere, but certain areas of the country are more likely to experience windstorms – a fact that may be reflected in your business’s insurance coverage. Wind and hail insurance claims are covered through commercial property insurance which can help you pay to repair or replace damaged property, including equipment, supplies, and structures. A business owners policy (BOP), which is specifically designed for small businesses, bundles commercial property with general liability insurance at an affordable price, and can also potentially pay for business property damage in the event of a storm.

If you’re in an area with a high risk of windstorms like Houston, review your policy language carefully with your Insurance agent. If you’re located in a high-risk zone, you may be able to purchase coverage as an endorsement to your standard small business insurance policy. This could mean a higher premium but more coverage in the event of a serious storm.

Flooding Impact On Schools

9/7/2021 (Permalink)

Flooding at educational institutes

Flooding due to storms or leaks can disrupt the functioning of educational institutes and the routine of their students. SERVPRO explains below the impact of floods on a school and the immediate steps the staff must take.

Impact of floods on schools

1. Mold and odors:

The extent of water damage caused by floods varies on the time it takes to mitigate and restore a property. One of the common consequences of water damage is mold growth caused by the moist environment. The presence of mold leads to a musty smell that lingers long after the water has been removed. This smell can prove to be very bothersome for the teachers as well as the students. More importantly, if the mold remediation has not been done correctly, the occupants of the school are at risk of several health effects due to the mold spores in the air.

The SERVPRO team ensures that after the water mitigation, mold remediation, and deodorization, the harmful mold colonies and the lingering musty smell are removed completely.

2. Loss of educational content:

Books, computers, projectors, and miscellaneous educational materials are vulnerable to water and can be seriously damaged. The SERVPRO team can coordinate the restoration of electronic devices such as computers. Moreover, SERVPRO’s document restoration facility has innovative technology and a full range of services to restore documents as well as digitize them. However, to restore these contents, time is of the essence. The sooner the damage is addressed, the higher the chances of saving the contents.

3. Damage to furniture, carpets, and upholstery:

Wood absorbs water quickly due to its porous nature. This leads to warping, flaking, blistering, and weakening of the furniture. This further diminishes the lifespan of the furniture and leads to an increase in costs for school administrators and local government units. Contents such as carpets and upholstery also get damaged due to flooding at schools. The SERVPRO team has the expertise to gauge if the furniture, carpets, and upholstery can be saved. However, if the items have been submerged in water for too long, a replacement is the likely outcome.

4. Food and water contamination:
Floodwater that reaches the school’s cafeteria or finds its way to pipelines that supply water is a serious health hazard. Flooding caused by sewage leaks or storms carries chemicals, pesticides, and bacterial diseases that can cause serious harm to health if ingested. This is the most serious category of water damage called “black water”. The authorities must contact a professional team such as SERVPRO to take care of this situation at the earliest.

5. Fire and electric hazards:

Floodwater can permeate floors, ceilings, and walls. This moisture eventually reaches the electrical wiring and power outlets leading to potential electrocution or a fire.

Steps to take when the school is flooded

1. Alert the maintenance team: The maintenance staff of the school has the training to handle emergencies such as flooding. Alerting them is the first step to ensure that correct safety measures are taken on time. A trained team can contain this situation by immediately following the emergency procedures.

2. Evacuate: Calmly escort students to a safer place if the school is functional when the flood happens. Do a headcount and ensure the safety of the students as well as the other staff. Usually, students and staff have undergone multiple drills that are mandatory for educational institutes to conduct. So the safe zone and the protocol would not be new to the students and staff.

3. Switch off the power: The general electric switch must be switched off if it’s not located in the flooded area. This diminishes the chances of electrocution and electrical fires.

4. Identify and shut off the water source: Flooding caused by anything other than natural disasters has a source that can be switched off. It is crucial to identify this course to halt the water damage. From a burst pipe, an overflowing toilet to a leaking water heater, there are multiple reasons for flooding.

Most importantly, authorities must contact a professional water damage restoration company such as SERVPRO to address the water damage at the earliest. The SERVPRO team can swiftly respond to the disaster situation and immediately begin the mitigation and restoration work to ensure that the school can begin functioning as soon as possible.

6 Ways To Prevent Mold Growth

6 ways to prevent mold growth in commercial buildings

Mold grows and spreads swiftly in the presence of moisture and heat. Many building materials provide suitable nutrients that encourage mold to grow. Wet cellulose materials, including paper and paper products, cardboard, ceiling tiles, wood, and wood products, offer a perfect environment for the growth of some molds. Other materials such as dust, paints, wallpaper, insulation materials, drywall, carpet, fabric, and upholstery, also support mold growth.

If left undetected and unchecked, mold can potentially cause several health effects.

SERVPRO of River Oaks mold removal experts shares the numerous measures business owners can take to prevent mold growth in their commercial buildings:

  1. Regular inspection

Often, spores multiply long before anyone notices. This is usually the case in areas that are not obvious or are hidden from view, such as underneath sinks and around window frames. Therefore, it is advisable to have a regular mold inspection protocol, especially in building areas or geographical locations where the moisture level is bound to be high. Mold must never be approached without gloves or masks.

  1. Timely repair

Any repairs, major or minor, must be made at the earliest because the longer the issues are neglected, the larger the problem becomes. Water leakage of any sort, especially plumbing leaks, must be addressed immediately by a professional water and mold remediation company before it grows into a full-blown water and mold damage disaster.

  1. Minimize moisture

Mold thrives on moisture. Signs of condensation and wet spots around the building foundation, roofs, windows, or ceilings are red flags that must be addressed swiftly to prevent water and structural damage. The following steps could be taken to combat excessive moisture:

  1. Insulation: Poor insulation can cause moisture build-up indoors, raising the cooling and heating costs. Proper insulation can reduce heat transfer that causes moisture buildup, preventing the air from outside from getting inside and vice versa.
  2. Ventilation: It is crucial to keep the air flowing throughout a building to avoid moisture. Adequate ventilation and change of filters help increase the airflow and keep moisture at bay.
  3. Dehumidification: Indoor humidity should be below 60% relative humidity or 30-50%, if possible. Dehumidifiers are ideal for this purpose.
  4. Unobstructed drip pans: Keep any heating, ventilation, and air conditioning (HVAC) drip pans clean, sloped, and flowing properly as they can provide an ideal environment for mold to thrive.

  1. Service the HVAC unit

The HVAC system must always be clean and well-maintained. Replacing air filters regularly, applying an HVAC mold inhibitor, using a disinfectant before applying mold inhibitor, keeping the ducts dry, and checking for air intakes should be a part of an HVAC strategy to combat mold growth.

A complicated HVAC system may, however, require professional assistance.

  1. Dry foundation

The grade around the building should slope away from the foundation so there is no water pooling. The grade may deteriorate over time and should be checked periodically. The drainage should also be checked for any debris and clogs to ensure proper flow.

  1. Flat roof drainage

A flat commercial roof generally has poor drainage due to design issues. Well-maintained rain gutters, scuppers, and inner drains can help with the proper drainage and keep mold at bay.

Mold can be controlled through regular commercial building maintenance and inspections combined with the proper design, installation, and maintenance of commercial HVAC systems.

For commercial cleaning services and mold removal, commercial property owners can reach out to a professional team such as SERVPRO of River Oaks.

How to Choose the Right Contractor

When a business suffers damage from fire, flood, mold, or natural disaster, it is vital to choose the right commercial restoration service for the job. The professionals at SERVPRO of Hurst-Euless-Bedford have some tips for business owners to help them do just that.

SERVPRO is a local industry leader in commercial restoration services. They also offer a wide range of other restoration and cleaning services, such as water removal, duct cleaning, and mold remediation.

Tips on Choosing the Right Commercial Restoration Service Contractor

When selecting a commercial restoration contractor, business owners should consider a variety of factors beyond just their budget and the type of restoration required:

  • Response time:  Choose a company with 24-hour support staffed by their employees, not an answering service. Make sure they have a large enough fleet of trucks to send someone out right away to address the issue.
  • Restoration time: Getting a business up and running again after suffering damage is crucial. Make sure to choose a commercial restoration service that can get any damage taken care of within a reasonable timeframe.
  • Cost: A reputable commercial restoration service should not overcharge because they know the dire situation of a business suffering water, fire, mold, or storm damage. Make sure to get several quotes to prevent getting overcharged.
  • Certified: It is essential to ensure that a commercial restoration service has the proper industry certification and a proven record as a professional and experienced contractor. This trait helps separate the handymen from the trained technician who knows how to handle severe damage.
  • Testimonials and reviews: Search for reviews and testimonials of or for potential commercial restoration services. These are great items to get a feel for how services handle different issues.

Doing the research and choosing the right building restoration service can save time and help a business avoid significant and costly disruptions.

SERVPRO of River Oaks has certified technicians with the training, knowledge, and equipment to get any business up and running again in no time. With the largest Emergency Disaster Response Team in Houston, TX, they can handle any size problem with 24-hour service.

Questions to Ask Potential Contractors

To help acquire the previously mentioned information, it is also a good idea to ask potential commercial restoration services the following questions:

  • Are all your technicians certified?
  • How much commercial building restoration experience do you have?
  • Is your company licensed and bonded?
  • How soon can you be available?
  • Do you provide any assurances or warranties on your work?
  • What is the restoration process like?
  • How will I be informed of any updates?
  • How long must normal business operations be halted while you work?
  • What happens if my building receives any more damage while your crews are on-site?
  • Have you received any awards or recognition for your commercial building restoration work?

Professionals know their stuff and do not hesitate to provide information when asked. Thus, it will be easy to sort qualified restoration companies from ones that do not have the expertise or experience to get the job done correctly.

Unprofessional work can lead to even more costly damage, complicating the situation even further than when it began. Always make sure to get as much information as possible upfront to avoid problems.

Tips When Filing a Commercial Claim

Dealing with fire damage on a commercial property can be overwhelming, to begin with;  the complicated insurance claims process only makes it worse, leaving many business and commercial service providers with countless questions on where to begin.

To get started, here are four helpful tips from the restoration specialists at SERVPRO to use when filing a commercial fire damage insurance claim:

4 Tips When Filing a Commercial Fire Damage Claim

#1: Thoroughly investigate and document the damage.

It is important to provide the insurance company with detailed documentation for all the damage to the commercial property, no matter how major or minor.

Fire damage can exist in many forms, including structural damage, water damage, smoke damage, and much more. Thoroughly and carefully investigate the commercial property to look for evidence of damage, even in unlikely places.

Document any damage found through multiple methods, including written descriptions, photos, and videos. If possible, find ways to prove that the damage came from the fire and did not exist on the property beforehand. This can help validate the claim and speed up the claims process even further.

Don’t replace or throw away any damaged items until the insurance adjuster has had the opportunity to see them, even if they have already been properly documented.

#2: Keep track of relevant documents and receipts.

FEMA's statistics show that fires resulted in over $25 billion in property loss in 2019 alone. In most cases, insurance claims are the only way commercial service providers can recover those lost costs.

That makes determining the value of possessions and damaged property extremely important during the insurance claims process.

Gathering all receipts and documentation can be extremely helpful when trying to show the insurance company what any lost property is worth. Even if there are no physical copies of the purchase receipts, bank or credit card statements can often offer proof of purchase.

This process can sometimes be long and difficult. It's crucial to start gathering the necessary documentation as soon as possible to help ensure that the insurance company has what they need to move through the claims process and offer compensation as quickly as possible.

#3: Review insurance policy specifics.

The insurance claims process is complex, and important details are sometimes overlooked. Before filing a commercial fire damage claim, have a copy of the insurance policy on-hand. Review all the policy details and double-check them in reference to any benefits or compensation offered by the insurance company. Policy specifics can be a powerful tool during the negotiation process.

#4: Choose a professional and experienced fire damage restoration team that’s familiar with commercial services.

Choosing the right fire damage restoration team is essential to both ensuring the insurance claims process runs smoothly and returning a commercial property back to its pre-fire condition.

A professional and experienced fire damage restoration team like SERVPRO of River Oaks has extensive experience working with insurance companies. They know how to effectively assess the damage, provide proper estimates, and help present detailed documentation to the insurance company.

Furniture

Take furniture outdoors to clean.

  • Brush off mud. All parts (drawers, doors, etc.) should be removed. Remove or cut a hole in the back to push out stuck drawers and doors. Discard flooded padding.
  • Use commercial furniture-cleaning products designed for the type of material. Do not refinish or wax until thoroughly dry.
  • Dry slowly out of direct sunlight because sun will warp furniture. It may take several weeks to several months to dry.

Preventing Mold

Aggressively control mold in the weeks and months after the flood.

  • When power is available, continuously use air conditioning (or heat in winter) plus a dehumidifier, if possible, to remove humidity.
  • In an unair-conditioned home, open windows and use fans to circulate air.
  • Turn on electric lights in closets, and leave doors open to facilitate drying.
  • Try to reduce activities that add moisture to the indoor air, and use exhaust fans when cooking and bathing.

Use water that has been boiled for 1 minute (allow the water to cool before washing your hands). o Or you may use water that has been disinfected for personal hygiene use (solution of ? teaspoon of household bleach per 1 gallon of water). Let it stand for 30 minutes. If the water is cloudy, use a solution of ¼ teaspoon of household bleach per 1 gallon of water. • Wash all clothes worn during the cleanup in hot water and detergent. These clothes should be washed separately from uncontaminated clothes and linens. • Wash clothes and linens contaminated with flood or sewage water in hot water and detergent. It is recommended that a laundromat be used for washing large quantities of clothes and linens until your onsite waste-water system has been professionally inspected and serviced.

Be Safe, Save Anything You Can

1/10/2020 (Permalink)

Save Anything That You Can

Once the building is secure and the water is switched off, you should try to save anything that isn’t yet damaged. Just remember to do this safely and leave any electrical equipment though. Things like furniture, any documents that you have around the office, and any paintings or pictures on the walls can be removed before they sustain any water damage. Bring these items outside and see if you can start drying them out. It’s likely that a lot of the items in the office will be damaged beyond repair but anything that you can rescue will save you a little bit of money when you’re refurbishing the office again.

Call A Liquid Disposal Company

For now, you’ve done everything that you can to limit the damage and start saving some items, now you need to start fixing the office up again. The first step is to get rid of all of that excess water so you need to call a company that deals with liquid waste removal from stormwater damage or burst pipes. They will be able to come in and start pumping all of that water out before it does any more damage to the building. The sooner you call them in to get rid of the water, the less damage will be done and the quicker you can start repairing the office and getting the business up and running again.

A Clean Space is a Happy Space!

When work gets busy, the last thing you think about is whether the floors have been vacuumed or the HVAC filters replaced, but making sure that your workspace and office are clean can actually help your workplace become more productive. Check out the list below for reasons why keeping the workplace clean is important.

  1. Make a Good First Impression

When a customer walks into your business, they will definitely notice if you have kept up with the maintenance of your building. Water damage spots and dirty carpets make a horrible first impression on customers looking to do business with you. They will likely judge you based on what they first see when they enter your office, so make sure floors are clean, desks are tidy, and spills are quickly cleaned up.

  1. Boost Focus

If you have papers strewn about your desk and you don’t know where to find things, it becomes difficult to focus on your work. A tidy desk makes it easier to focus on what needs to get done and where you have left important pieces of your work.

  1. Keep Your Employees Healthy

If your employees don’t enjoy the area they work in, they likely won’t want to stick around. Spending 8 hours a day in a place with water stains on the floor and mold growing in the air vents can make anyone feel sick. Investing in a good air filter and making sure that it is properly maintained will go a long way in making your employees feel happier and healthier. Keeping walls, ceilings, and floors clean is an important part of ensuring your employees are taken care of.

Deodorizing

6/7/2019 (Permalink)

Nothing is worse than having a huge meeting coming up with an important client, and you just can’t get rid of a foul smell. Maybe an employee left their tuna sandwich out, the office dog had an accident on the floor, or someone started smoking in a non-smoking room. Whatever the case is, we can get rid of that stench and make sure that your commercial building is as fresh as a daisy when anyone comes in.

Why not just light a candle and cover up the smell? Well, just like smelling gas can indicate a problem with a car, a foul smell in a building can hint at some bigger problems. A musty odor can indicate that you may have a mold problem, or a smoky smell even though you haven’t had a fire is definitely something to worry about. Additionally, not treating the smell allows it to cling to walls and fabric which makes it even harder to get out later when you ultimately do have to treat it. We have technicians certified to remediate smoke and soot damage, get rid of mold, deal with biohazard messes, and much more, so wherever that smell is coming from, we can make sure to take care of it properly.

Whatever that smell may be, SERVPRO® of River Oaks can be onsite to clean it up before it begins to drive your customers away. Call us today at 713-666-9222.

Commercial Fires

6/7/2019 (Permalink)

Did you know sometimes commercial fires can cause enough smoke damage to your building that you may need to file an insurance claim? Fire is an insidious agent that sends out more than just flames. As the soot and smoke are thrown into the air, they may cast a large shadow as they settle again onto and into the surrounding buildings. That is how the damage can catch you unawares.

Extreme Vapors May Damage Your Building’s Interior

Heavy smoke that lingers in the air can often carry with it toxic particles, vapors, and gases that can expand with the heat from the flames. These are some of the most common areas that may be damaged by smoke and soot in nearby buildings:

  • Ceilings
  • Walls
  • Windows

Although outside building smoke damage is often expected from a nearby fire, the broken windows, stained inside walls, and soot-covered interior are generally a surprise. In fact, smoke and soot can be carried for miles in even a gentle breeze, leading to massive areas of soot damage from even the smallest of commercial building fires.
